Why this is getting worse now
Public parking across the UAE is moving to barrier free and free flow models. Sharjah operates barrier free, AI managed smart yards. Dubai retired cash payment at public meters in June 2026. Abu Dhabi has moved to free flow parking, with no machines and no QR code at the bay.
Public parking is being digitised while private buildings retain no enforcement mechanism at all. As enforcement tightens on the street, unauthorised parking moves onto the nearest private lot: the building basement, the podium level, the visitor bays out front.

The equipment remains Dumat property throughout the agreement and is replaced by Dumat at Dumat's cost if it fails or reaches end of service life.
Founding buildings
Dumat is currently selecting a limited number of founding buildings in Dubai and Sharjah for its first installations. Founding buildings receive priority terms, direct access to the founders, and influence over the service specification.
