Physical blocker
A rising-arm bay blocker anchored into the reserved bay. Down when the bay is authorised, up when it isn't.
Parking infrastructure · United Arab Emirates
Dumat is a cloud-connected IoT bay blocker for private areas across the UAE — controlled by app and WhatsApp, monitored 24/7, and delivered as a fully managed service.
Currently securing our first building pilots across Dubai, Sharjah, and Abu Dhabi.
We are pre-incorporation by design. Our focus is a single, honest milestone — the first signed pilots with building managers who feel the parking problem every day.
01 — What Dumat is
Every UAE building has reserved parking. Almost none can actually enforce it. Dumat installs a cloud-connected physical bay blocker that prevents unauthorised vehicles from occupying a reserved bay, controlled from a mobile app or a simple WhatsApp message.
It is delivered as a managed service, not a hardware sale. Dumat owns and maintains the hardware; the building pays a simple monthly fee per bay and is monitored 24/7 with a four-hour field response. We are purpose-built for private residential and commercial buildings in the 10 to 100 bay range — the segment large operators skip and pure software vendors can't physically serve.
02 — How it works
The blocker, the network, and the app are designed as a single product — so a property manager standing in a parking bay and a resident opening the app see the same live state.
A rising-arm bay blocker anchored into the reserved bay. Down when the bay is authorised, up when it isn't.
Each unit reports over a licensed cellular IoT network and confirms occupancy from under the vehicle — no camera required.
Residents reserve or release their bay free in the app; visitors prepay in seconds over WhatsApp with no install required — the bay is held before they arrive.
Every device is monitored around the clock, with a four-hour field response SLA and a swap-don't-repair model.
03 — Why we exist
A building manager can lose real time every day to parking disputes — a resident's paid bay taken, a delivery driver blocking a ramp, a complaint with no way to enforce a rule that's already on paper. The tools that exist don't fit this building.
Built for malls and 100–500+ bay assets. A 40-bay residential tower is below their minimum.
Sell a lock and walk away — no cloud, no booking, no monitoring, no service behind it.
Software with nothing physical to stop a car. A screen can't hold a bay.
A manual cost that can't guarantee the bay and doesn't scale across a portfolio.
04 — Why our approach is different
The hard part isn't the arm. It's running physical enforcement as a reliable service in a demanding environment — and owning the whole stack from the bay to the app.
The blocker, the network, and the booking app are a single product — not a lock bolted onto someone else's platform.
Designed for extreme summer heat, fine construction dust, and deep-basement connectivity — with local regulatory compliance in scope from day one.
Dumat owns and maintains every unit. Buildings pay one simple monthly fee per bay — no capital outlay, no maintenance headache.
Across 34 UAE parking companies we analysed, none offered cloud-managed, bay-level physical enforcement as a managed service for mid-sized buildings. The mid-market has no full-stack option. That gap is what Dumat is built to fill.
05 — Who's behind it
Younes founded Dumat to close a gap he kept seeing in UAE buildings: reserved parking that no one could actually enforce. He leads the company's strategy, product direction, and the early conversations with building managers, partners, and investors.
