Who this fits

Residential and commercial buildings with shared or assigned parking, typically 25 to 120 bays under a single management entity. The service is not suited to villa and townhouse communities where each home has a private garage.

What it costs

One monthly fee per protected bay, from AED 55 per bay per month, covering hardware, installation, software, maintenance, and field response.

No installation charge, no capital outlay, no equipment purchase. Pricing is confirmed against a written proposal after a site assessment, since bay count and site conditions vary.

Who pays

The building or the owners association pays the monthly fee. Residents never pay. Visitor charges, where the building elects to enable visitor parking, are set by the building.

What the building is committing to

  • An annual term aligned to the owners association budget cycle.
  • Equipment remains Dumat property.
  • Dumat is responsible for all maintenance and replacement.

What the building has to provide

  • Access for the survey and installation.
  • A nominated point of contact.
  • Agreement on which bays are covered.

Nothing else. No power, no network, no storage, no staff time beyond the handover session.

Common questions

What happens in a power failure at the bay+

The unit runs on a self contained battery, so a building power failure does not affect it. Security can also release any bay manually at any time.

What happens if a resident cannot lower their arm+

The resident contacts building security, who release the bay manually, or contacts Dumat directly for support.

Can security release a bay manually+

Yes. Every unit has a manual release available to building security from installation day one.

Who is liable if a vehicle is damaged+

The arm includes an automatic retract mechanism triggered by contact, designed to minimise the chance of vehicle contact in the first place. Liability terms are set out in the service agreement.

What happens if a device fails+

Dumat repairs or replaces the unit at its own cost, within the response window set out in the service levels.

What happens if we want to end the agreement+

The term is annual, aligned to the owners association budget cycle. Termination terms are set out in the service agreement.

Is any building network access required+

No. The device connects over its own licensed cellular network. No Wi-Fi, network credentials, or IT integration is requested.

Does this replace our security team+

No. Dumat enforces the bay itself. Security continues to manage the building as it does today, with a manual override on every unit.

How long does installation take per bay+

What happens to residents who refuse to use an app+

QR code and browser access exist for exactly this resident. No app installation is required to use the service, and building security can release any bay manually.

Founding building programme

Dumat is currently selecting a limited number of founding buildings in Dubai and Sharjah for its first installations. Founding buildings receive priority terms on their monthly fee, direct access to the founders throughout onboarding, and influence over the service specification before it is finalised for wider rollout.
